If you are just beginning your search, you may need a little help about what each of our areas is known for, in order to help you narrow down your search location.
Here are some of the most popular vacation activities in Ulster and Orange Counties and the locations you will find them in. We are listing what these locations are known for. Most of the Valley has just about all these activities but they may not necessarily be destinations for them.
If you want to be in a good "commuter" location, near public transportation, buy in:
Highland, Town of Marlboro, along the Route 9W corridor. Since these areas are marketed as "commuter" locations, many young working families have chosen to make these areas their home. It is possible, for example, to find a beautiful old farm house on 5 + acres with a pond and very private back yard for the high 3's and low 4's. You will be within 5 minutes of the Thruway and Mid-Hudson Bridge
If you want to be in the heart of horse country, look to buy in:
The Town of Gardiner, Shawangunk, or New Paltz. There are many trail systems and riding opportunities to choose from, very large horse population and community, terrain tends to be open farm land. If you buy in Gardiner, or New Paltz, you will be but 10 minutes away from trailheads where you can trailer in with your horse and ride some 20,000 acres of forever wild trails. It is also possible to find property directly on the trail system. Many other areas have many "backyard barns" or the ability to have one. Other areas condusive to horses are Kerhonkson and Accord, parts of Stone Ridge, Saugerties, and Hurley.
If you seek a weekend getaway or second home, look to buy in:
Middle to Northern Ulster County: Woodstock, Saugerties, Phoenicia, Mt. Tremper, West Hurley, Shandanken, and Olive. This area is known for the arts, cute little antique towns, maximum seclusion, many properties with streams, mostly forested, views of mountains, not much farmland; but has its share of celebrities to watch.
If you want to be close to skiing, fishing and winter activities, look to buy in:
Northern and Western Ulster: Towns of Saugerties, Shandanken or Denning. You will be within 15 miles of the major ski areas of Hunter, Windham and Belleayre. World class trout fishing can be found on the Esopus River in Shandanken.
If you're looking for restaurants, antique shops and cultural events, buy in:
Woodstock,Saugerties, Kingston, Stone Ridge, High Falls, or Phoenicia. These areas attract many current and former New Yorkers. You will find many charming country inns and upscale restaurants, art galleries, events on weekends and a smattering of country sophisticates.

If you want to be in an open, funky, diverse and artsy community, look to buy in:
New Paltz and Rosendale. The Shawangunk Ridge ("The Gunks") is a world famous destination for rock climbers. New Paltz houses a campus of the State University. It's a charming town with an historic stone house district, tie die tee shirt shops, outdoor cafes and antique shops. It's active 'til the wee hours, because of the campus. On weekends in the summer, the town is packed with tourists, outdoor enthusiasts and motorcyclists. Rosendale, 7 miles north, is a quaint little town that offers a cheaper version of New Paltz. It has its share of antique shops, hiking trails, and retreat centers.

If you want a taste of the "old Catskills" on a cheaper budget, but be close it all, buy in:
Kerhonkson, Accord, Ellenville, Napanoch, Warwarsing, and the Route 209 corridor south of Stone Ridge. This area is also called "the other side of the mountain", because you can see the tower of Mohonk from the other side (of New Paltz). Here, you will find many dairy farms, spectacular farm views, and some of the old resorts and bungalow colonies the Catskills were famous for. Not many cultural amenities, but just a 20 minute drive to everything you need. Your dollar will also have more buying power here. Also, there are many horses and riding opportunities to be had.
If you are looking for the closest thing to "wilderness" and be within 2 hours of the city, buy in:
Denning, Hardenburg, western Wawarsing, or the Town of Olive. You can buy larger pieces of property for less money. The Rondout reservoir is here, and the Ashokan reservoir is in the town of Olive. Much of the land around it is NYC owned and forever protected.
